Texas Office Building

Unique partnership provides added security to office environment

Sugar Land, TX (August 11, 2010) – Planned Community Developers, Ltd. (PCD) is pleased to announce the completion of its third Class A office building in Sugar Land Town Square. Located at 2245 Texas Drive, the new 6-story building contains 166,000 square feet of office space and 13,000 square feet of ground level retail space.

“Our goal for this development was to create an office environment that employees and clients enjoy,” said Don Janssen, senior vice president of PCD. “In seven years, no office tenant has moved out of Sugar Land Town Square. This reinforces our initial thought that companies prefer a location with conveniently-located amenities and services.”

Among the property’s strongest attributes is its participation in the First Colony Management District. Town Square office tenants benefit from a unique partnership between the local management district and the City of Sugar Land Police Department utilizing state-of-the-art technology.  Governed by local business owners, the management district provides 24-hour patrols within the development and has direct communication with the police department to report suspicious activity. New wireless technology also allows the police department to access live footage from Town Square’s public cameras from their patrol cars.

In addition, the City of Sugar Land was recently named the eleventh safest city in America by CQ Press’ City Crime Rankings 2009-2010: Crime in Metropolitan America, a publication that annually compares crime in U.S. cities and metropolitan areas.

Also contributing to the building’s desirable location is the fact that it is within walking distance to 238,000 square feet of upscale retail including more than 25 restaurants, a 1.4-acre pedestrian plaza, a full-service Marriott Hotel with a 55,000 square-foot conference center and Sugar Land’s City Hall.

An enclosed sky bridge connects the second floor office lobby to the existing structured parking garage located directly across Texas Drive. Additional amenities include: exceptional views, state-of-the-art telecommunications, electronic directories, as well as easy access to major highways and a corporate airport.

PCD also constructed an 18,000 square foot office/retail, two-story building located at 2185 Texas Drive, which is 100 percent leased.

Limited space is still available in The Plaza and Minute Maid office buildings also located in Town Square, which share the same exceptional amenities.
