– Mi Luna, Dessert Gallery and Tacone Flavor Grill bring new tastes to Sugar Land –

SUGAR LAND, TEXAS (December 4, 2006) – Planned Community Developers (PCD) announced today that Mi Luna, a Spanish tapas restaurant and bar; Dessert Gallery Bakery & Café, a gourmet dessert shop which also serves sandwiches, wraps & salads; and Tacone Flavor Grill, a restaurant serving fresh gourmet wraps and handmade, grilled sandwiches, will open in Sugar Land Town Square (SLTS) this winter.

“We are proud to welcome these restaurants to Town Square,” said Steve Ewbank, executive vice president of PCD. “Their menus will add to the already diverse variety of foods people can enjoy when working or shopping in the Plaza.”

Mi Luna

Located at 2298 Texas Drive, Mi Luna will occupy 3,694 square feet of prime retail space within the square. Mi Luna opened originally in Houston’s Rice Village in 1994, and a second location opened in The Woodlands in 2004. The Sugar Land location will become Mi Luna’s third restaurant in the Houston area.

“We’re thrilled to be part of Sugar Land Town Square,” said Mi Luna Director of Operations David Berg. “The diverse cultures and continuing growth in Sugar Land make this an ideal location for our newest restaurant.”

Mike Zatopek of Resource Commercial Real Estate Services represented Mi Luna as the lessee in the transaction, and Director of Retail Leasing for PCD Bruce Frankel, represented the lessor, PCD.

Dessert Gallery Bakery & Café

Located at 2260 Lone Star Drive, Dessert Gallery will occupy 2,711 square feet of retail space within the Plaza. This location will mark Dessert Gallery’s third location in Houston and will feature outdoor and mezzanine seating. In addition to in-store dining, Dessert Gallery will offer catering services for corporate and private events in the Sugar Land area. Box lunches, party platters and desserts will be available for delivery.

“Sugar Land is becoming one of the most popular places to live, raise a family and create memories,” said Dessert Gallery Owner Sara Brook. “I can’t think of a more perfect setting for our store.”

Frankel represented the lessor, PCD. Dessert Gallery represented itself in the transaction.

Tacone Flavor Grill

Home to the cone-shaped taco, Tacone Flavor Grill will occupy 1,406 square feet of retail space at 2228 Texas Drive. With more than 25 locations nationwide, the Sugar Land location represents the restaurant’s first debut into Texas.

“Tacone Flavor Grill is thrilled to open its first Texas location in Sugar Land Town Square,” said restaurant owner Joshua Babineaux. “The square has a high-class atmosphere that is magnetic to consumers and businesses alike.”

David Wise of The Retail Properties Group represented Tacone Flavor Grill as the lessee in the transaction, and Frankel represented the lessor, PCD.
