Sugar Land Town Square celebrates a decade of success

Last year, Sugar Land Town Square (SLTS) celebrated its 10th anniversary of being a major hub of activity in Sugar Land and Fort Bend County. More than 18 new companies, retailers and restaurants elected to call SLTS home in 2013.

When the project opened in 2003, mixed-use centers were just starting to emerge as the smart growth movement spread across the U.S. Today, the popularity of “town center” developments has increased significantly around the nation, including here in Houston, where there are several now open and in development.

Last year’s leasing activity represented the second most active year in the history of SLTS. Current office occupancy is 93.6 percent with the largest contiguous space leased being 18,000 square feet.

“The significant office leasing activity at SLTS is due in large part to new companies entering the market, as well as continued expansion of existing tenants,” said Don Janssen, executive vice president of Planned Community Developers, Ltd. (PCD). “SLTS also achieved a 100 percent retention rate for office tenants eligible for lease renewals in 2013.”

Increasing visitors and sales have created demand for a diverse mix of specialty and destination retailers, restaurants and entertainment venues. This demand has resulted in several new restaurant concepts for the area, like international restaurant Tierra del Fuego, scheduled to open in early 2014, and fusion favorites Jupiter Pizza & Waffle Co. and GURU Burgers + Crepes.

“SLTS continues to attract national brands and local favorites, adding to the uniqueness of the development,” said Charlie Adams, vice president of retail of PCD. “With retail occupancy approaching 95 percent and only a few available spaces remaining, SLTS will continue to evolve as a favorite destination to shop, dine and play.”

Located at the intersection of U.S. Highway 59/Interstate Highway 69 and State Highway 6, SLTS spans 32 acres and features 561,000 square feet of Class A office space, 243,200 square feet of upscale retail and restaurants, 167 mid-rise condos, the Sugar Land Marriott Town Square hotel and conference center, and Sugar Land’s City Hall.

To celebrate its 10-year anniversary, SLTS hosted a series of community events last fall and gave away prizes on Twitter. In December, Sara Solo was awarded the grand prize – a $2,500 shopping spree at SLTS and a weekend stay at the Sugar Land Marriott Town Square.
